A mouse does not need a broken door or a large hole to get indoors. A gap of around 6mm – roughly the width of a pencil – can be enough. That is why the best mouse proofing materials are those that mice cannot chew, pull aside or squeeze around, while still allowing a building to drain and ventilate properly.
For London homes, rented properties and commercial premises, proofing is rarely about one dramatic repair. It is usually a careful check of pipe entries, air bricks, damaged brickwork, doors, kitchen units and voids behind appliances. The right material depends on where the gap is, what the building is made from and whether the area is exposed to weather, moisture or regular movement.
What makes a material mouse-proof?
Mice are persistent chewers. They can damage timber, plastic, rubber, low-grade sealant and ordinary expanding foam, so a material that simply fills a gap is not automatically a lasting solution. Effective proofing needs a hard barrier that is securely fixed and appropriate for the opening.
The best results normally combine two things: a gnaw-resistant material, such as metal mesh or sheet metal, and a durable fixing or finish, such as mortar, exterior-grade sealant or a mechanical fixing. The surrounding area matters just as much. A well-fitted mesh panel will not solve the problem if a mouse can get around its edge through loose brickwork or a neighbouring gap.
The best mouse proofing materials for common entry points
Stainless steel mesh
Stainless steel mesh is one of the most reliable materials for small openings around vents, gaps beneath cladding and awkward voids. Choose welded mesh with holes no larger than 6mm. It is difficult for mice to chew through, resists corrosion and can be cut and shaped to suit uneven areas.
It is particularly useful around external pipework, under decking, behind kitchen kickboards and over damaged air brick openings. However, mesh must be fixed properly. A loose piece pushed into a hole can be pulled out or bypassed. For external work, secure it with screws, washers or a suitable mortar repair, taking care not to restrict essential airflow.
Galvanised steel mesh
Galvanised steel mesh can be a good-value option for dry, sheltered locations. It offers much better resistance than plastic mesh or fibreglass insect screen and works well for enclosed service voids, sheds and temporary repairs.
The trade-off is longevity. Galvanised mesh can eventually corrode where it is regularly wet or exposed to coastal air, condensation or soil. For a permanent repair around an external vent or low-level wall, stainless steel is usually the better investment.
Metal wool and copper mesh
Metal wool and copper mesh are useful for packing irregular gaps around pipes, cables and small service penetrations. They can be compressed into spaces that are difficult to cover with a flat mesh panel, then finished with a suitable sealant or mortar.
They should not be treated as a complete repair on their own. Mice may work at exposed edges, and loosely packed material can be removed. Use them as a reinforcing layer inside a gap, not as the visible outer surface. Copper mesh is also more suitable for dry areas, as its condition can deteriorate in some environments.
Sheet metal and metal flashing
For larger defects in timber, doors, sheds, bin stores and damaged panels, sheet metal provides a strong, long-lasting barrier. Galvanised steel or aluminium flashing can be cut to cover a chewed corner, a gap beneath cladding or a hole in a utility-room wall.
This is often the best choice where a mouse has repeatedly gnawed a vulnerable material. The panel needs to overlap sound material on all sides and be firmly screwed into place. Sharp edges should be folded, covered or positioned safely, particularly in areas accessible to children, staff or customers.
Mortar, cement and brick repairs
Holes in external brickwork, failed pointing and gaps around old pipe entries are best repaired with a suitable mortar or cement-based product. For deeper gaps, embed metal mesh first so the repair has a physical barrier beneath it. This helps prevent mice from exploiting a crack as the repair ages.
Do not use mortar to block designed ventilation openings, such as air bricks. Older London properties can rely on underfloor ventilation to manage damp, and sealing an air brick completely may create a more expensive problem than the one being solved. Fit an appropriate rodent-resistant vent cover instead.
Door brush strips and metal threshold plates
A surprising number of mouse problems begin at the base of a poorly fitting external door, garage door or communal entrance. Brush strips can close narrow, uneven gaps beneath doors without preventing normal operation. For wider or damaged thresholds, a metal threshold plate may be needed first.
Avoid soft rubber strips where mice are already active, as they can be chewed. The brush should touch the floor along the whole width of the door. Check it again after fitting: daylight visible beneath a door often means there is still enough room for rodents to enter.
Materials that are not enough on their own
Expanding foam, standard silicone, filler, wood and plastic mesh may make a gap look closed, but they are not dependable mouse barriers. Foam is useful for filling depth behind a metal repair, and sealant can weatherproof the edges of a mesh installation. Neither should be the only material standing between a mouse and your property.
This matters especially around kitchen pipework. A neat bead of sealant behind a washing machine may hide a large void that leads directly into a wall or floor space. Pull appliances forward where safe to do so and inspect the full opening, rather than treating only the visible edge.
Proofing pipes, vents and kitchens without creating new problems
Pipe penetrations are among the most common entry points. Heating pipes, waste pipes, gas services and telecoms cables often pass through walls with a gap around them. Small openings can usually be packed with metal mesh and finished with an appropriate exterior or interior seal. Larger spaces may need a metal plate or a mortar repair.
Take particular care around gas pipes, electrical cables and fire-rated walls. Do not use unsuitable materials in protected fire compartments, and do not interfere with utility equipment. In commercial kitchens, food premises and blocks of flats, proofing also needs to meet hygiene, fire safety and maintenance requirements. A repair that looks effective but prevents safe access or breaches building controls is not a good repair.
Vents need the same considered approach. Rodent-resistant mesh covers should be fitted so air can still pass freely and rainwater can drain away. Fine insect mesh is often too weak for rodents, while overly dense material can trap dust and reduce ventilation. The correct aperture, a secure frame and regular inspection are more reliable than trying to seal every opening completely.
Proofing works best after the source is understood
Blocking entry points during an active infestation can occasionally trap mice inside a wall, ceiling or kitchen void. Before permanent proofing, identify where activity is happening and whether mice are still feeding or nesting indoors. Fresh droppings, new gnawing, scratching after dark and disturbed food packaging all suggest the issue is ongoing.
A professional inspection can distinguish an active route from an old gap and identify less obvious access points, such as shared pipe runs, drains, cavity walls or voids beneath cupboards. It also helps to address the conditions that keep mice returning: accessible food, overflowing bins, bird feed, cluttered storage and leaking pipework.
For landlords and businesses, documented proofing is particularly valuable. It creates a clear record of what was found, which materials were used and where follow-up checks are needed. That is helpful for maintenance planning, tenant communication and hygiene or audit requirements.
Choosing a repair that lasts
The most durable mouse proofing is rarely the cheapest-looking fix. Stainless steel mesh and properly completed building repairs cost more than foam alone, but they stand up to chewing, weather and repeated use. In older properties, a tailored approach is essential because movement, damp and historic alterations can leave many small routes into the building.
